One of my favorite parts of my job as a real estate agent is negotiating on my client’s behalf to get them the best possible deal. My team has been in the real estate business for years and we’ve learned a few tips and tricks for negotiating a real estate transaction that we want to share with you. Know What You’re Buying
The most important step to becoming a successful negotiator is to understand the property you are buying inside and out. Before you get to the negotiating table, you want to be armed with the most relevant and up-to-date information about the property as possible. This means it’s important to study and understand both the property features and the area where it is located. One helpful way to know what you’re trying to buy is to study comparables for recent sales in the area.
Communication is Key
There’s no harm in having a real estate agent reach out to the other agent to understand the other party’s priorities. In fact, it’s imperative in today’s market. Keeping communication open during negotiations is extremely important throughout the real estate transaction process.
Always Practice Respect
Real estate does not have to be a cutthroat sales environment. It’s better to make a real estate transaction run as smoothly as possible and that starts with always showing respect to both parties. As a buyer or a seller, it’s important to take rejection with grace and a polite attitude, no matter the circumstances.
Speak Second
Don’t be the first one to put all your cards on the table. Instead, let the other party speak first. It’s better to stay quiet and listen to what the other party has to say first, then navigate from there.
Know When to Walk Away
Not every deal is meant to happen, so it’s important to know when it’s time to walk away. If you have a non-negotiable that must happen to close, then you have to be willing to walk away from the sale to stick to what you want.
Have a Plan B
In today’s competitive real estate market, you don’t want to put all your eggs in one basket. That’s why it’s important to understand what your seller or buyer wants and have a contingency plan in case something falls through.
