Open House Tips and Tricks

A successful open house can make or break a new listing. An open house is a great opportunity for potential buyers to get an in-person glimpse at all the wonderful features your property has to offer. Hudler Homes is sharing a few helpful tips and tricks to make your open house a success, so you can sell your home faster and with ease. Keep reading to learn more!

Deep Clean

This is a crucial step you won’t want to miss. Before your listing even hits the market, it’s essential to give your property the deep clean it deserves. Real estate photos can hide certain angles, but when a potential buyer sees the property in person, it needs to be picture perfect. We recommend deep cleaning your home right before an open house to ensure it’s sparkling clean and ready for guests. And don’t neglect the landscape, either! You’ll want to deep clean the yard to remove any debris, leaves, and dead landscape.

Declutter

Just like in listing photos, there’s nothing more distracting to a potential buyer than a room full of stuff. We recommend decluttering your spaces before an open house so you give each room it’s time to shine. Consider this an opportunity to get a jumpstart on packing! If there are items within your home that you can live without for a while, then box those up and keep them in storage.

Create a Welcoming Feel

An open house is an opportunity for a potential buyer to “picture themselves” owning your home. That means getting your spaces ready, so you can appeal to more buyers. Look for small ways to make your property feel more like home with simple updates or affordable renovations. This could mean giving the front door a fresh coat of paint, or planting new flowers at the entry. The more you can make your home feel inviting, the better.

Don’t Show Up at the Open House

Eeek.. nothing is more awkward than attending an open house where the owners are present! We strongly encourage our sellers to leave the property during the entirety of the open house. You’ll also want to take your pets with you, too. That’s why it’s so important to choose a real estate agent you trust who can take the reins and lead your open house with confidence.
